Parking Lot Maintenance

Parking lot maintenance is used to prevent further deterioration of a parking lot.  It is the most cost-effective solution that will maximize a pavement’s life.  As soon as pavement first shows signs of wear, that is when you want to take care of it.  This will save you money in the long run.  Longitudinal cracking or minor block cracking is a sign that your pavement is in need of preventative maintenance. Our parking lot maintenance includes crack sealing, seal coating, asphalt patching/repair and pavement marking.  Cost-effective maintenance is an ongoing process that needs regular monitoring.  This will ensure that maintenance strategies are producing desired results.
To maximize the life of your asphalt parking lot, it is important to develope a pavement management plan. This involves routine inspections and yearly preventative maintenance.
Asphalt Repair & Patching
Asphalt Patching is a common when potholes have evolved into areas of your pavement.  These potholes can cause damage and can be an insurance liability.  They need to be taken care of as soon as possible.  Potholes evolve when water seeps into pavement through unsealed or poorly sealed cracks. The water expands when it freezes, and the crack is enlarged. When the ice melts, a void created.  The surrounding pavement falls into the void and a pothole formed.
Yearly professional seal coating can reduce the risks of pot holes forming.
Asphalt Removal and Replacement
Through the asphalt pavement’s lifecycle its appearance and stability will diminishes over time.  Hairline cracks will begin to spread and go deeper into the asphalt.  Water will enter through these cracks and holes will form under the base structure of the asphalt. When this happens, the most effective procedure is to remove and replace the deteriorated area.
Asphalt Resurfacing
In severe cases of asphalt failure, a long-term solution is to resurface the asphalt pavement.  This is also referred to as overlay.  If you notice standing water on the pavement and/or large sections of interconnecting cracks forming, it is a good idea to have your asphalt resurfaced.
Asphalt Resurfacing Procedure
This process has several steps.  It includes preparing and cleaning the area prior to performing work, leveling the asphalt of low areas, grinding of the transitions, adjusting the drainage structures and other steps that are unique to each site. There are a few resurfacing options that include butt joint/grinding, leveling binder, transitional milling and reinforced resurfacing.   Call Dalton Paving today and see what your best option is.
Asphalt Maintenance Facts
When freshly laid asphalt begins to cool, the aging process begins. Oxygen in the air and water combine with the asphalt binder of the pavement.  A chemical change starts to takes place. This process is necessary for the pavement to become hard and firm.  Later, if this process is not stopped, a complete deterioration of the asphalt binder will take place.  This will result in the pavement being a layer of loose stone. Here are the biggest enemies of asphalt: oil, gas, sun, salt and extreme shifts of hot and cold weather.
Pavement Marking
A parking lot is the first thing noticed by customers, clients and visitors. A newly striped lot is attractive and is an indication that the property owner emphasizes maintenance.  A well-maintained and brightly marked parking lot directs people safely around the parking area. It will inform pedestrians where they should and should not walk. To help preserve or improve the traffic flow of a parking lot, Dalton will either re-stripe or lay out new markings per the customer's request.
